Culpeper’s Premier Event Center & Boutique Hotel

If your travel plans change and you must cancel, shorten, or lengthen your reservation, please send us an email by 5:00PM AT LEAST THREE (3) FULL DAYS prior to your arrival date to cancel your reservation. The request must be emailed to manager@suitesat249.com.No requests will be taken via phone, no exceptions. NOTE: YOUR CHECK-IN DATE DOES NOT COUNT TOWARDS ONE OF THE THREE DAYS. For example, if your check-in date is on a Friday you must email Monday by 5:00 PM.

In the unlikely event that you must cancel with less than three (3) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your suite(s), a full or partial refund will be made.

Group bookings of 4 or more rooms are subject to a 30 days cancellation policy. Group cancellations with less than 30 days notice will be charged for the entire reservation.


Pets are not allowed in our hotel.

As required by Virginia state law we do allow service animals. If you are going to be accompanied by a service animal during your stay please notify the hotel at least 24 hours prior to check in. You may do so my emailing manager@suitesat249.com. While service animals are on the hotel’s property they must be clearly identified as a working service animal (i.e tags, vest etc).

Theft & Damages

Guests will be held responsible for any damaged or stolen items in the suites.

Items Left Behind

Any items that are left behind in a suite will be held for 14 days. We will be happy to mail the items back to you, postage fees will apply and be charged to the credit card on file unless otherwise notified.

Block Policy

If you are looking to place a Group Block, please email us (manager@suitesat249.com) at least 30 days prior to your reservation dates. We do require a small deposit to hold the Group Block.

Multiple Suites

For guests who only wish to book a few rooms and not have a Group Block. We do have this as an option as well. Each room will be required to have the first night paid for in full.

I loved how easy it was to get in contact with them was and how quickly the responded to all my questions. They did a great job of making sure my day was extra special and and did everything possible to make it an easy and smooth process.


Our guests loved the rehearsal dinner we held in the Chaplain and Gatsby rooms. The venue was beautiful, everyone raved about the food, and Cheryl was so accommodating. I even stayed at their suites and we had the most beautiful atmosphere for getting ready! 10 million stars!!!
